Point provided full scope services for this, mid-size, 36-apartment complex in Arvada. This site is adjacent to commercial uses and sits higher requiring substantial retaining walls on two sides of the project. A detention basin was designed on the north side of the site and incorporates a walking trail and outdoor amenities for the community. The intricacies of the site increased the difficulty of the engineering and landscape architecture design. There were a substantial number of trees that had to be removed and in turn had to be replaced on-site. Through strategic planning we were able to offset a good portion of the tree mitigation by creating a strong tree border around the site. This helped buffer the site from the adjacent uses.
Johnstown plaza apartments
Point provided full scope services for this 252 unit apartment complex, clubhouse, local storage facility in Johnstown. The process began with rezoning the property for multifamily use. The project then encompassed three 84 unit multi-family buildings that capture the western view of the front range. There are three, four story buildings, our goal with these three buildings was to maximize the number of units that can capitalize on the view of the front range to spark interest in the apartments. This site includes a pool, spa, playground, dog park, picnic area, BBQ, carports and numerous amenities for the residents. Point followed the project to its completion during the construction phase and finally as-built documentation.
Downtown Littleton
Point has provided full scope services for several small format, ½ acre to 1 acre, projects in downtown Littleton. These projects typically have one drive aisle between the buildings for vehicular access, first floor garages and many site constraints. The engineering for these projects varies with each site and is very technical. With each site, Point was able to create a space for the tenants to enjoy and be part of their surrounding communities. For many of these projects Point was involved for the entire lifecycle; ALTA Survey for purchase, Entitlements, Site Planning, Platting, Design including Civil Engineering, Landscape Architecture and Construction including Value Engineering and Survey Staking.
